If this is your first time renewing your Texas Real Estate Sales Agent license, you are required to complete Sales Agent Apprentice Education (SAE). Standard "CE" (Continuing Education) will not be accepted by TREC, and your license could go inactive.
TREC Rule §535.92 mandates that first-time renewals must complete a total of 270 core real estate hours (180 Pre-Licensing + 90 SAE). To satisfy this for your renewal, you need a 98-Hour Bundle:
There is one exception to the 98-hour rule.
If you have been made a Supervisor by your broker (meaning you manage other agents) for 6 months or more during this renewal period, you must take the 6-hour Broker Responsibility Course.
If you choose to build your own package, popular qualifying electives include:
How to build your lead funnel.
Laws of leasing and landlords.
Calculating cap rates and ROI.
Rule: You cannot repeat a course you took for your Pre-Licensing (e.g., if you took Principles I already, you can't take it again for SAE).
TREC will reject your renewal application. You will be flagged for "Insufficient Education," and if you pass your expiration date, you will have to pay a $200 deferral fee to keep your license active.
Yes. You can take these courses at any time during your 2-year active period. We recommend finishing them at least 10 days before your license expires.
